Clog Heroes, the Embrey Mill, VA Plumber for a Master-Planned Community of 1,800-Plus Homes

Embrey Mill, in Stafford County, is covered by Clog Heroes for plumbing, drain and sewer work. Embrey Mill is a master-planned community on about 831 acres in North Stafford. A VHB project report counted more than 1,800 homes.

Newer houses still spring leaks and clog drains. When yours does, Clog Heroes sends a technician to explain it. Go ahead on site and the $89 dispatch fee is waived.

285 Acres of Open Space

The developer says Embrey Mill includes more than 285 acres of open space and parks.

Embrey Mill Park was planned with about 58 acres and 12 fields, along with the 75,000-square-foot Jeff Rouse Swim and Sport Center.

For groceries, the Town Center is anchored by a Publix, about a mile from Interstate 95.

Planned From the Pipes Up

Stafford County rezoned the property in 2001, with proffers capping the project at 2,246 homes. Those proffers also call for public water, with a hydraulic study before preliminary subdivision approval.

The Board of Supervisors created the Embrey Mill Community Development Authority on December 18, 2012. Stafford County Public Schools holds two proffered school sites here: 23 acres for an elementary school and 33 for a middle school.
